Home value estimates are sourced from the Zillow Home Value Index (ZHVI), the city-level smoothed seasonally-adjusted series covering all home types. Rent estimates are sourced from the Zillow Observed Rent Index (ZORI), the city-level smoothed series for all homes including multifamily. Where Zillow does not publish data for a smaller town, values are interpolated from Greater Boston metro patterns. Fair Market Rent floors from HUD User provide a cross-check for the rent layer.

Methodology

The Zillow ZHVI represents the typical home value across the middle of the market (35th to 65th percentile), not the median sale price. Single-family values are reported as-published; two-family values are derived using the MA metro 2-family premium pattern (~18% over comparable SFR). The 2BR rent figure reflects ZORI for all multifamily-inclusive rentals; the 1BR figure is derived from MA-area ratio patterns.

Year-over-year change is computed from the latest available ZHVI month against the same month one year prior. Each town profile is labeled Direct Data (sourced from Zillow), Derived (computed from Zillow inputs and MA ratio patterns), or Modeled (interpolated from Greater Boston metro patterns where Zillow does not publish). Geometry is simplified MassGIS town boundaries.
